A Spectra feasibility study tells a landowner, developer or investor whether a hotel or resort will work on a given site, what it should be, and what it is likely to earn. It covers the market, the concept and the financial viability, in a report that lenders, investors and brand operators can use.
Studies delivered across North, West, South, Central and East India, from Pahalgam to Kochi.
One report, written to be used: by you, by your lender and by the brands you approach.
Demand, supply and pricing in the location, and how the hotels already there are positioned.
What to build: the segment, the room count, the facilities and the guest it is for.
Projected cost, revenue and returns, with the assumptions shown.
The detailed project report and presentation that lenders and investors ask for.
The same study, in the form hotel operators need before they make an offer.
Three stages, one team throughout.
We visit the site, study the catchment and the competition, and establish what demand exists and at what rates.
We define the product that fits that demand: positioning, room count, facilities and phasing.
We model cost, revenue and returns, and deliver the feasibility report, the DPR and the investor deck.
A selection, shown by place and type.
Each one named, with Spectra’s role stated.
Spectra is a small team by design. The people who answer your enquiry are the people who do the work.
“As someone with little hospitality experience, we didn’t know where to begin — but after meeting Navneet Nagpal, all of us were certain our vision was in safe hands. If someone is looking to start a wellness or hospitality venue, even if they have no idea how, I highly recommend trusting Spectra with it all.”

It covers the market, the concept and the money: demand and competition in the location, the hotel or resort that fits it, and the projected cost, revenue and returns. Spectra delivers it as a feasibility report, with a DPR and an investor deck where they are needed.
Landowners and developers use it to decide whether to build, and what. Lenders and investors ask for it before funding. Hotel brands ask for it before they make an offer, which is why Spectra prepares a version for operators.
A detailed project report sets out a project’s concept, cost, funding and projected returns in the form lenders and investors ask for. Spectra prepares DPRs and investor decks alongside the feasibility study, from the same research.
No. A study can be commissioned before a purchase, or to choose between sites. It is better to learn that a site will not carry a hotel before the land is bought than after.
If the project is viable, the same team can carry it forward: operator search and brand tie-up, technical services during design and construction, pre-opening, and management or asset management once the hotel is open.
Typically 1–3 months from receiving site data, depending on scope and how much site information is available.
It depends on the hotel’s scale, location and the depth of study — a pre-acquisition screen is lighter than a full bankable DPR. We scope each study to the project and quote on enquiry.
Independent market data, defensible ADR and occupancy assumptions, a full 10-year P&L with sensitivities, and a development budget a lender can underwrite.
