Asset management is the owner’s oversight of a hotel that someone else operates. The asset manager reviews budgets, results and capital spending, holds the operator to the agreement, and protects the value of the property for the owner.
How is an asset manager different from the operator?
The operator, usually the brand, runs the hotel day to day. The asset manager does not run it. Spectra sits on the owner’s side, checks that the hotel is performing as it should, and takes up issues with the operator.
Why would a brand welcome an asset manager?
Because an informed owner is easier to work with. An owner’s representative who understands hotel operations gives the brand one point of contact, and a counterpart who reads budgets and results the way a hotelier does.
