Questions owners ask

The short answers.

What is a hotel brand tie-up?

A brand tie-up is an agreement under which a hotel operates under a brand’s name and standards, through either a franchise or a management contract. Spectra runs the search, compares the offers and negotiates the agreement on the owner’s behalf.

Under a franchise, the owner runs the hotel and pays for the brand’s name and systems. Under a management contract, the brand runs the hotel for the owner. The right choice depends on the owner’s operating team, the location and what the brand itself prefers there.

Fifteen hotel management agreements have been signed through Spectra, with Marriott, Hyatt, Rosewood, Radisson, IHG, ITC, Sarovar, Hard Rock and Anantara.

Yes. Brands take conversions as well as new builds, provided the property can meet their standards. Before any approach is made, we assess the gap, what it would take to close it and which brands would consider the hotel.

No. Spectra is an independent advisor and represents the owner. A project is taken to whichever brands suit it.

Which brand would take your hotel?
