Directing day-to-day operations on behalf of the hotel owner and manage the assets as per standard operating procedures (SOPs) with an objective of significant cost savings and strong RevPar performance for both non-branded and branded assets;
Non-branded Property
Management
We will ensure that the Hotel is operated and managed in a manner consistent with Hotels of a similar standard and quality.
Branded Property
Management
A three-way partnership between the owner, operator(Spectra), and Franchisor(Domestic or International brand).
Scope Of Authority
- Supervision of all personnel matters including recruitment, ongoing management and termination of all Hotel employees;
- Selection of suppliers and purchasing of all food, beverage and other operating supplies and other items used in the operation of the Hotel;
- Budgeting and accounting for the Hotel;
- Advertising and promotion of the Hotel in co-ordination with the international sales and marketing programmes of other hotels under the Brand; and
- Supervising legal actions and retaining lawyers, auditors and other professional advisers and consultants for matters which relate to the operation of the Hotel. Manager shall give Owner prior notice for legal actions to be taken and shall suspend such legal actions within its control when notified by the Owner to do so.
Composition Of Budget
- A detailed profit and loss statement which shall include an estimate of Gross Revenues, Operating Costs, Gross Operating Profit, Incentive Management Fees;
- A cash flow projection on a monthly basis in reasonable detail;
- Budgets covering estimated expenditure for Capital Replacements and improvements; setting out the specific capital items required and the reason for expenditure.
- An estimate of any amount and the timing of likely expenditure for that amount that Owner shall be required to provide as working capital;
- A detailed marketing plan;
- Such other information as Owner may reasonably require,

Based on the Positioning Statement and in coordination with the appointed architect and interior designer, a detailed project outline related to the development of the Hotel or development will be prepared by SPECTRA for the Developer review and approval, which includes but is not limited to the following information and/or revision:
